What is a Buyers Consultation?

The Buyers Consultation is a complimentary service that agents with Zachary Reed & Associates offer their customers & clients as a way to gauge personal insight into the buyers priorities, their goals, and to learn exactly how the team can custom tailor a buying experience from start to finish.

This in-depth consultation is also used as an educational tool to bring customers & clients up to speed on the market they're entering into. Discussions about budget, needs and how we can get under contract with a competitive offer quickly, are topics of discussion. The Agent will briefly discuss any other steps necessary per the buyers financing options or lender requests and this is also a great time to answer any and all questions the purchaser has.

In addition to establishing a relationship, the agent will also consult them through the entire buying process from start to finish, that way, the agent is able to act quickly when the client finds a property they love.

Does Every Agent Offer This Service?

No, in fact every agent operates differently. At Zachary Reed & Associates, our Agents have made this a standard practice, so all of our customers & clients are fully educated, and feel comfortable and confident in buying a home. In fact, we feel this is the only way to custom tailor the buying experience just for you.

It's also important to note, that these types of services are what set us apart from 99% of other agents. At the end of the day, you're making one of the largest financial decisions of your life, and our goal is to make sure you feel comfortable and confident through the entire transaction.

Multiple Listing Service (MLS) Setup

The Multiple Listing Service, short for (MLS) is the central repository of all active, pending and closed properties in the greater Heartland area. Only REALTORS have access to this system, and it is the only system that is instantly updated in real-time as new properties come online and sold properties removed.

Back in the day, you would have to sit with a REALTOR and look through a catalog of available homes; luckily, we've moved into the 21st century and can get access to these properties online, in real-time.

In general, we keep your search parameters a little "generic", that way as many options as possible hit your inbox and you're able to see a great variety of homes. The easy, online portal options give you the ability to "heart" or keep track of the homes you like and your Zachary Reed & Associates professional can see that as well.

Can I still Use Zillow, Trulia or Realtor.com?

These sites have generated a ton of traffic because of their easy-to-use interfaces; however, usually they are about 48 hours behind what's actually going on in the market. Why? Because they don't have "LIVE" access to the Multiple Listing Services (MLS). Other websites have limited access to real-time updates.

With all of this being said, if you feel comfortable using one of their system, by all means please do. Just know, that you have a higher chance of seeing inaccurate information. In fact, we recommend that you solely use the portal we give you access to.

What is an Exclusive Buyers Agency Agreement?

In a short summary for working with a buyer in Kansas & Missouri, this is a contract between you and the broker you're hiring which is designating a Zachary Reed & Associates licensed Realtor to work as your "Designates Sales Agent". Why is this important? Because without this agreement in place you are stumbling through the buying process completely on your own. This agreement defines how your awesome agent is representing you throughout the process, it also outlines how our brokerage works with other brokerages.

Most importantly, it's the official paperwork that "hires" us to work on your behalf.

We will give this agreement to you in person during the consultation, and explain what each section of the agreement means so you have a better understanding of how we represent you during the buying process.

What is my real estate agents responsibility?

In Kansas & Missouri, an agent is providing at a minimum:

  1. Present to the buyer offers, counter offers on properties/li>
  2. Assist the buyer in developing, communicating, negotiating, and presenting offers, counter offers, and notices that relate to the offers and the counter offers until purchase agreement is signed and all contingencies are satisfied or waived
  3. Answer all the buyers questions about the transaction & offers

These three rule only apply if you are under an active "Exclusive Buyers Agency Agreement" with a REALTOR. Also, these services my change from time to time as the local, state and federal laws change as well.

Can I Cancel This Agreement?

The "mutual cancellation agreement" is signed by all parties upon agreement of separation. Agents with Zachary Reed & Associates, give this to customers & clients upfront and explain how to use it properly during the Buyers Consultation.

The Home Buying Process Guide

The agent will explain in detail from start to finish what you can expect throughout the buying process. This will be extremely helpful if you have questions about specific process or workflows that take place. we give you a printed guide, a detailed overview, graphs & charts and many resources that you need. This can also be emailed over to you upon request.

Previewing Homes & Setting Up Showings

After your Agent sets up your Multiple Listing Services access and you start reviewing homes you would like to see, we recommend that you drive through the neighborhood and the house to gauge your interest level to set up a showing. Keep in mind that when we setup showings, we are asking Seller's to vacate their home so we can look at it, so we want to make for absolute certainty that you really want to see the home.

Showings are setup 24 hours in advance, we will attempt to book a showing and upon approval, we will go and look at the home.
